Adric and his XANVIC team were meticulous in every detail of the project, from the beginning in the design stage until the handover of the key and beyond, making sure that we were delighted with our new home.

Every trade Adric contracted for the building of our new home and free standing duplex, were experienced, professional and approachably friendly people. Demolition of our old home, excavation, engineers, draftsman, tree loppers, pool builder, concretors, bricklayers, carpenters, joiners, electricians, plumbers, glaziers, tilers, plasterers, roofers, painters – you name it they all excelled in their work. The artistic bricklayers showed that old craftsmanship of corbelling and soldier brickwork is still alive and passers-by comment on the detail in the brickwork which from the exterior is a feature surrounding this modern house, this also includes the custom designed gourmet kitchen, stone masons, the metal work, the lighting features, the perfect paintwork, the light filling windows and all parts of the build look magnificent, work well and delight us as we sit and gaze at the nuance that has been created.

Adric oversaw all elements of the work falling into place and had an eye for detail expecting only the best from everybody who was working on the house/s. He communicated with us on every aspect during the construction of our exquisite dream home and suggested some striking details. The team that supervised the project daily showed expertise in their fields and assisted every trade that came through and always welcomed us with a smile when we walked in to see every exciting stage.

The buildings were completed on time, on budget with our selection of products, with high quality craftsmanship. The whole building company and Jenny in the office were friendly, respectful and courteous. This company has shown nothing but talent, honesty and prudence. We highly recommend you engage this high tech modern establishment who instil old fashion values.

The project we undertook with Xanvic was the demolition of our existing twin garages in Beecroft and the build of a double brick twin garage with a 60 sqm granny flat above.  Xanvic was highly recommended by a trusted friend following failed discussions with several other builders who, for one reason or another, were not the right fit for the job. 

Working with Xanvic was a pleasant experience from the beginning.  They are great communicators and their quotes are clear and precise.  They convincingly answered all our questions and we very quickly reached agreement. They were able to accommodate our timeframe, and contract discussions were hassle free. 

Early in the build, they suggested minor but important variations that, once enacted by the architect and the structural engineer, markedly improved the practicality and functionality of the design. They assigned a very competent and detail orientated foreman who was always on site, supervised every aspect of the build and ensured subcontractors delivered quality work.   

Xanvic helped to address several problems with existing utilities which was necessary for the new build but outside their scope of work.  For these problems, they found or suggested good contractors whose work they coordinated to make it all seamless. Xanvic’s response to the government-forced COVID building stop was professional and the return to work was seamless, with all government requirements adhered to. 

Overall, for their extensive competence and great work ethics, their quality standards, the pride they take in their work and the very satisfying outcomes of our project, I am very happy to unreservedly recommend Xanvic.

We hired Xanvic to do extensive renovations in our home in 2013.

The renovations included but were not limited to: a complete water-proofing and retiling of our main deck; extending our kitchen to double its size and installing a copper roof; installing internet access from our ground garage level through thick concrete to our living level; installing wine cellar, study and store room; and sanding and polishing the parquetry flooring throughout our home.

We stayed in our home during the renovations except for one week when the flooring work had to be done.

At all times during the renovation, the Xanvic team took great care to minimise inconvenience to us and our neighbours, so much so that our neighbours complimented us on Xanvic’s consideration and professionalism. Amongst other things, they kept the building site as neat and clean as they could. They tidied up after themselves every day. They were always courteous, friendly and respectful.

Xanvic completed all work on time and in full. The quality of the work was excellent. An independent third party building contractor, who inspected our home, complimented the quality of Xanvic’s craftsmanship.

As regards the budget and variations, Xanvic always offered options to us and then achieved those options which we had selected.

In conclusion, we would add that we have undertaken three extensive renovations with three different builders on different houses. Xanvic was unquestionably the best of the three. We shall use Xanvic for our next home.

We had approached a number of builders to undergo a bathroom and kitchen transformation and eventually landed on Xanvic (Adric and Armen). We found their sincerity, professionalism and honesty refreshing when so many before them did not provide us with the same courtesy.

Adric took the time to understand our needs and vision for the renovation. He used his many years of experience to provide input and suggest improvements and eventually we chose to proceed with Adric and the team.

The team at Xanvic advised us the renovation would take 7 weeks and delivered to their promise, at times, working till early evening to ensure completion by the date promised.

Despite a number of running changes along the way (requested by us), Adric and the team built for us, a kitchen, lounge and bathroom that we are absolutely in awe of. Our architect was so impressed with the workmanship and professionalism, she is now looking to collaborate with them on future projects.

My only complaint - I don't have any other building needs (at this stage) as they made the process of a live-in renovation really pleasant and enjoyable.

XANVIC rebuilt our trust in builders! Being young, educated and highly skilled, they brought with them none of the condescending arrogance of some older builders. Armen, Adric, their apprentices, subcontractors and labourers were very respectful listeners and flexible, insightful interpreters of our landscape architect’s plan. This resulted in a very enjoyable and collaborative project leading to our wonderful outdoor living area. Armen worked with us on the financial and planning side and Adric oversaw the building and execution of the project. It was a complete pleasure to work with such a professional company comprised of such decent and talented individuals. We highly recommend XANVIC PTY LTD.

Armen and Adric did a great job for me building a nursery for my babies under my house.

Well a garage in fact. Now this wasn’t just a shed with a concrete floor but a garage like a high end new car showroom. The fit and finish that I demanded was better than most people would hope for in their living room. This was a complex job in many ways and demanded great attention to detail and planning. I’m pleased to say that the boys did a fantastic job exceeding my expectations in all regards. And I have to add at a fair price.

The garage is under the house meaning it all had to be excavated by digging out some 400 plus tonnes of sandstone to the edges of the external wall foundations.

Existing internal supporting walls had to be removed and beams put in their place.

Being underground meant that drainage was a major consideration. I expected there not be a single drop of water in the garage even with the biggest rains. I’m pleased to say that even with the massive downpours that we have recently seen there is not a drop of water in the garage and not even a hint of that wet smell that most underground garages have. This garage you can live in!

The walls against the sandstone were all 8 inch + thick reinforced 40 MPA concrete with water proofing treating swimming pool material. The floor was the same high strength water proof concrete with a grind and polished finish. Under the floor was 12 tonne of gravel with 80m of drainage line.

The walls are finished in 13mm plaster with a shadow line top and bottom. The bottom edge is clear of the floor so that when the floor is washed the water does not touch the plaster.

The ceiling is all 13mm Plaster hung on laser levelled tracks running into the edges of the beams and walls with a shadow line No cheap plaster used here! All the electrical cabling is run in the ceiling with industrial power points and switches running externally on the walls to give that industrial look I wanted to have. An additional circuit board is in the garage feeding two phases directly from the meter. This means it is completely isolated from the house. The garage door is a custom made roller door recessed into the ceiling space to minimise the intrusion into the space.

All in all a great job well done!

We had been struggling to build our home for over a year. The builder we were using was constantly delaying us as well as doing below par work. A friend finally recommended I ring Armen. I rang him on a Sunday and sensing my frustration, he was kind enough to come that same afternoon. He systematically went through everything with us and gave us a written report with the time and costing involved to complete the job. We decided to go ahead and allow Armen to finish the job and it was the best decision we ever made. Adric was on site everyday working and supervising. The communication was fantastic. They never tried to avoid us and they were always honest in their dealings. They finished the house in only a month and on budget. Many thanks guys!! I just wanted to drop a line to say how impressed I am with the guys working on the house on the corner of Nichol Avenue & Malabar Road, Maroubra.

I am a neighbour and live on Malabar Road, and the team you have employed are great workers as the house seems to be going up quickly and professionally. I am in construction so I do take an interest when walking past.

BUT more importantly, they have been so courteous - that I just had to drop a line to you.

I walk passed this project each day to get a bus to work, and each time there has been a delivery or truck or car, someone always stops me, clears the way and makes sure I get through in a safe manner. They are friendly, say hi and are very respectful of the neighbourhood.
